Gozo: The Quiet Island That More of Our Clients Are Choosing

Twenty-five minutes on a ferry. That is the physical distance between Malta and Gozo. But step off the boat at Mġarr harbour and you have stepped back in time — or forward into a life most people in Northern Europe have forgotten was possible.

Gozo is smaller, quieter, greener, and cheaper than Malta. It has 39,000 residents. It has 15 parishes, each with a church that would be a cathedral in most other countries. It has red sand beaches, farmland that smells of wild thyme in spring, and a pace of life that feels — genuinely — different.

More of our clients are choosing it. Here is why.

What Gozo Actually Is

Gozo is the second island of the Maltese archipelago. It sits northwest of the main island, accessible by ferry from Ċirkewwa (25 minutes) or by helicopter (10 minutes, expensive). There is no bridge — a proposed fixed link has been discussed for years without resolution. That absence of a bridge is both Gozo’s greatest inconvenience and its greatest gift. It keeps the island rural. It keeps the developers mostly on the main island. It keeps the character intact.

The capital is Victoria — also called Rabat by locals — a hilltop town of stone streets, a cathedral, a citadel, and the particular rhythm of a Maltese market town. Around it, fourteen villages each with their own church, their own festa, their own identity.

Gozo has a church density that exceeds even the main island — 15 parishes for 39,000 people, plus dozens of smaller chapels. The largest dome on the island — the Basilica of St. John the Baptist in Xewkija — is the third largest unsupported dome in the world, built by a village of a few thousand people through local fundraising. This is what Maltese Catholicism looks like when it really means business.

Why Clients Choose Gozo Over Malta

Lower property prices. Gozo property starts around €2,100/m² compared to €3,300 on the main island. A farmhouse that would cost €800,000 in the Maltese countryside costs €400,000–€500,000 in Gozo. Entry-level apartments from €180,000–€230,000.

Lower rental costs. A comfortable two-bedroom apartment in a Gozitan village costs €900–€1,400/month. The same specification in Sliema costs €1,800–€2,500.

Quality of life. No traffic jams. No construction noise at 7am. Walk to the sea in ten minutes from most villages. Grow a garden. Buy tomatoes from the farmer down the road. Know your neighbours.

Remote work compatibility. If you do not need to be in an office, Gozo is genuinely excellent. Fibre internet has improved dramatically. You can work all morning and dive the Blue Hole in the afternoon.

Higher rental yields. For buy-to-let investors, Gozo’s holiday rental market delivers strong yields — 6–8% in some properties. The island’s tourism appeal is strong and growing, and short-term rental demand is robust through the summer months.

The Trade-Offs — Be Honest With Yourself

The ferry. If you need to be in Valletta regularly — for business meetings, school runs, appointments — the ferry is manageable but real. It adds time. In bad weather, it can be delayed or cancelled. If you need to be on the main island more than a couple of times a week, factor this in seriously.

Fewer jobs. Most employment on the island is in tourism, agriculture, and public services. If you are employed by a Maltese company in a professional capacity, you will almost certainly commute to the main island. Many Gozitans do this daily.

Smaller social scene. If you want a wide expat community, restaurants open late, or an active nightlife — Gozo is not it. If you want to integrate into a genuine Maltese community and live at a different pace, it is.

Medical. The main hospital for serious cases is Mater Dei on the main island. Gozo General Hospital handles much, but complex procedures mean the ferry — or the air ambulance. For most healthy adults this is not a daily concern; for older residents or families with medical needs, it is worth thinking through.

The Property Situation for Non-EU Buyers

The same AIP permit rules that apply on the main island apply in Gozo. Outside SDAs, non-EU nationals need the AIP permit (4–6 months, €233, one property, primary residence only).

Gozo has fewer SDAs than the main island, but they exist. Ta’ Ċenċ and Kempinski Residences are the most notable. Outside SDAs, the AIP route is the standard path — and for a farmhouse or village house, which is what most Gozo buyers want, AIP is usually what you use.

Under the MPRP and GRP, qualifying properties in Gozo now require the same minimum thresholds as the main island following the 2025 standardisation: €375,000 purchase or €14,000/year rent for MPRP. The previous regional discount for Gozo was removed in January 2025.

The Tunnel Question

The proposed Malta-Gozo fixed link — a tunnel, a bridge, or some combination — has been discussed for decades. In 2025, it remains on the government’s agenda without a committed timeline.

If it is built, Gozo property values will increase materially. A 10-minute drive versus a 25-minute ferry changes the investment calculus entirely. Buyers with a long time horizon who believe the tunnel will eventually happen are making a land bank bet alongside their lifestyle bet. Whether that bet pays off in 5 years or 25 years — or never — is anyone’s guess.

We do not recommend buying in Gozo purely on tunnel speculation. We do note that the underlying lifestyle and yield case is strong enough to stand on its own.

Her honest summary: Gozo suits people who have made a genuine life decision, not people who are hedging. If you arrive on the island still half-attached to London or Sydney, you will find the quiet too loud. If you arrive ready to put down roots, you will wonder why you waited.
